Your Repairs Service
The Trust is responsible for those items which were already in your home when you moved in, or have since been installed by us. We are responsible for repairs to the structure and most external works outside of your home, but within the boundary of the property.
We will also maintain items that you have installed where you have obtained the necessary permission from the Trust.
The Trust carries out repair work under four broad headings:
- Responsive Repairs
- Empty Property Repairs (Voids)
- Cyclical Maintenance
- Improvement and Planned Works
Responsive Repairs : repairs to your home which are undertaken on a priority basis, which is based on the nature of the repair being reported:
Emergency : Proirity 1 : completed within 24 hours
Routine : Priority 3 : completed within 28 days
Major Repair Works (repairs costing over £750) : we will agree a specific timetable with you for completing this type of repair within 60 days.
We also operate a 24 hour service for emergency repairs only - this work would include severe water leaks or bursts, blocked WCs (if the only one in the property), total loss of power, no heat/hot water, access problems or anything which is a serious risk to health and safety.
Empty Property Repairs (Voids) : we have published standards that we will deliver covering structure, external joinery, gutters, downspouts and soil pipes, internal joinery, kitchens, bathroom and sanitary fittings, internal finishes, flooring, cleaning, heating, hot and cold services, electrical installations including smoke alarms, external works, wastes and drains, security and certain adaptations.
Cyclical Maintenance : We will maintain a five yearly programme for repairs to the external fabric to our properties, which will include external joinery repairs, paving repairs, fencing, gates, shed doors, brickwork repairs and minor roofing repairs, gutter clearing, and painting to the external timbers of the properties. Improvements and Planned Works : We undertake extensive programmes of property improvements, and these include central heating upgrades, rewiring, boiler replacements, kitche and bathroom upgrades and environmental works.Information relating to each of these schemes is publicised in "Your Home" and you will always be notified well in advance whenever improvement and Planned works are due to start in your neighbourhood.
